Sales Data
2021 -2024

Home sales were tracked on a quarterly basis since Q1 2021, specifically targeting detached single family properties within the four residential zip codes of Fremont: 94536, 94538, 94539, & 94555. To get a better idea of the market activity since that time, we focused on three key metrics: number of homes sold, list vs sold price, and sold $ per sq ft. This data was obtained from the Bayeast Association of Realtors MLS (deemed reliable but not guaranteed), then organized by Josh Uy. 1.) Number of Homes Sold

Historically March & the Q2 months (April, May, June) have always been the most active season in the market, seeing the highest amount of listings & also more buyer activity. In the past few years though, the increased activity & pace have also been extending into the summer.
Compared to last year's Q1, 2024's Q1 saw inventory rising dramatically in most areas. This was interesting to see as prices have also been on an upward trend since then, suggesting there's still a large pool of new buyers entering the market + those that delayed their search (due to rates).

Compared to last year's Q1, 2024's Q1 saw inventory rising dramatically in most areas. This was interesting to see as prices have also been on an upward trend since then, suggesting there's still a large pool of new buyers entering the market + those that delayed their search (due to rates). 

2.) Average Sold Price

Traditionally Q2 is the quarter with the highest averages in the year, while there tends to be a drop off in Q4 with the lower activity. Looking at the data since 2021, there are seasonal trends influencing price, but the major shifts in price are more attributed to broader economic changes (i.e interest rate movement: relaxed at 2-3%, then up rapidly, then steadily decline). 

While rates have yet to drop considerably, Fremont's average prices are rebounding just fine from the recent lows during Q4 2022-Q1 2023. Compared to the Q2 2022 "peak", 94539 actually beat the previous record by 2.7% last quarter, with the average home selling at $2.58M! While 94539 set a new high for price, 94536 (-3.8%) and 94538 (-2.2%) were just shy of the all time high, while 94555 has been the laggard at 12.8% away.

3.) Sold $ per sq ft

As also observed from Q4 2023's data, several areas were just off the highs from Q2 2022. Last quarter brought them all even closer/even exceeding: 94539 was the leader at 2.9% higher, followed by 94555 at 1.6% higher, then 94536 at -2%, and 94538 at -2.9%. 

One interesting note was seeing 94555 at a new all time high for sold $ per sq ft, but yet the price is lagging behind at almost 13% lower. This suggests a higher amount of smaller/starter homes being recently sold in the area (as those generally have a higher $ per sq ft figure than larger homes).
