Eden Ave Homes
What a gem of a neighborhood! I love this pocket of homes along Eden Ave, surrounding Greenwood Park in Hayward CA. With several amenities nearby & easy commute access, it's a desirable blend of comfort & convenience.
Around the park, the area features two main types of properties in the neighborhood:
(1) More traditional styled homes originally built by Shapell (now Toll Brothers), mostly around 1978-1979. These models feature floor plans ranging from 1610 to 2891 sq ft of interior space, & lot sizes around ~5000 to 7000 sq ft.
(2) Relatively newer homes, constructed by several different builders inside this larger project including: KB Home, Standard Pacific, CalAtlantic, Meritage Homes, Lenox Homes, & Nuvera Homes. These are a mix townhomes, a handful of duets, and detached single family homes - all built between 2008 and 2022. These single family homes range from 1349 to 2473 sq ft of interior space, and have lot sizes varying between 2000 to 4500 sq ft on the largest end.

Sales Data
2020-2023
Home sales were tracked on a quarterly basis since Q1 2020, specifically targeting detached single family properties (since there's much more data compared to townhomes). To get a better idea of the market activity since that time, we focused on three key metrics: number of homes sold, list vs sold price, and sold $ per sq ft. Sales data was obtained from the Bayeast Association of Realtors MLS (deemed reliable but not guaranteed), then organized by Josh Uy. 1.) Number of Homes Sold
During this period, there have 88 single family properties that have sold in the neighborhood. Of that total, 77% were "newer built" (68 homes) and 23% were traditional style (20 homes). The most active year was 2021 with 30 sales, and since that time over the last two years, inventory has started tightening up. In 2022, this number dropped to 18 sold, compared to only 12 for 2023.
2.) List vs Sold Price
Looking at the past three years of data, there are two quarters in particular that really stand out - Q2 2022 & Q2 2023, which reinforces the idea of the spring "hot season", basically when the market is most active. For reference, the average home in Q2 2022 sold at nearly 21% over the asking price! The next hottest quarters were Q2 of this year & Q1 2022, both averaging around 14.5% over asking. Regarding the slower times of the year, we typically see much less activity / bidding in each Q4.
3.) Sold $ per sq ft
Since 2021, home prices have spent most of the time in the $560-$590 per sq ft range. This was seen for most of 2021, a portion of 2022, during the 2nd half of 2023. Regarding the $ per sq ft figure, the recorded high was Q1 2022 at $660 & $654 in the following quarter, which coincided with the all time highs in average sold price (Q2 2022). Aside from those two times, no other quarter has closed above $596 yet, but perhaps more activity in 2024 will change that.
