2021 -2024
Home sales were tracked on a quarterly basis since Q1 2021, specifically targeting detached single family properties within the four residential zip codes of Fremont: 94536, 94538, 94539, & 94555. To get a better idea of the market activity since that time, we focused on three key metrics: number of homes sold, list vs sold price, and sold $ per sq ft. This data was obtained from the Bayeast Association of Realtors MLS (deemed reliable but not guaranteed), then organized by Josh Uy. 1.) Number of Homes Sold
Historically March & the Q2 months (April, May, June) have always been the most active season in the market, seeing the highest amount of listings & also more buyer activity. In the past few years though, the increased activity & pace have sometimes extended into the summer.
Compared to last year, 2024 has seen a rise in sold homes in most areas, which was also the case for Fremont in this past Q2. This was interesting to see as prices have also been on an upward trend since then, suggesting there's still a large pool of new buyers entering the market. While there is increased activity vs last year, note these figures are still much lower compared to 2021/2022 (current inventory is low).
2.) Average Sold Price
While rates have yet to drop considerably, all of the zip codes in Fremont have now exceeded their previous highs set in 2022. Compared to the Q2 2022 "peak", 94539 beat the previous record by 10% last quarter, with the average home now selling at $2.76M! New highs were also recorded for 94536 and 94538 (both at 4% higher), while 94555 just narrowly beat it (<1% higher). Since Q4 2022/Q1 2023, price has rebounded quite well here!
Traditionally Q2 is the quarter with the highest averages in the year, while there tends to be a drop off in Q4 with the lower activity. Looking at the data since 2021, there are definitely seasonal trends that influence price (along with marketing, upgrades, etc), but the major shifts in price are more attributed to broader economic changes (i.e interest rate movement: relaxed at 2-3%, then up rapidly, and now slowly declining).
3.) Sold $ per sq ft
Fremont saw new highs recorded in all zip codes for last quarter. Compared to Q2 2023, the average sold $ per sq ft figure is up an incredible 17% in most areas (94538, 94539, 94555) and up 7% in 94536.
As observed in last quarter's report, the average sold price for 94555 finally caught up - it was previously showing an all time high for $ per sq ft, yet the price was lagging behind. Though there is commonly a low sample size for the sales in 94555, it was good to see the data reflecting more accurate values.
